Kiaraville, Mont Kiara

Kiaraville is a luxury condominium developed by Binaderas. The developer is one of the very few developers who decided to have a joint venture with foreign sources. Kiaraville was a result of the collaboration between Binaderas and CapitaLand Financial and OCBC Bank (Singapore).

Although Binaderas is still a young property development company, they have managed to establish a good image where they are recognized and experienced shareholders in the real estate industry. CapitaLand is also a very reputable company focusing on the main cities of Asia, Australia and Europe. Today, OCBC bank is one of the top banks in Asia and also one of the biggest and most successful financial institutions. All three companies came together, managed to pull through a well-built condominium.

The facilities at Kiaraville are about the same like any other new condominiums around the area. With a covered car park, there will be no need to be worried on places to park. Most of the units come with at least two parking lots making it easier for families to travel in and out. The condominium also has a special jogging track, a feature where not many condominiums have but of course this is done with the huge land of 6.74 acres.

Residents of Kiaraville here no longer need to join in any nearby clubs as the facilities here includes gymnasium, a swimming pool, tennis court and squash court. The swimming pools are quite attractive as it is below a shady area with trees all around. There is also a nursery and a playground is also available, catering to the needs of parents to have quality time with their children.

Dua Residency, KLCC

Dua Residency (also known as Dua Residence) is a luxury condominium developed by E&O Property Development. The completion of Dua Residency in 2007 was another mark of E&O Property Development’s success for its luxury concept of home and living.

Previously, E&O stunned us all with its world-class villas by the sea Seri Tanjung Pinang in Penang Island and also the tropical Seventy Damansara homes in Damansara Heights, and now another high-end Dua Residency in KLCC. Overall, the developer has done a great job in all their projects with good maintenance and also quality materials used for construction.

Dua Residency is easily accessible via Jalan Tun Razak, Jalan Ampang, and SMART Tunnel. The condominium is only 10 minutes away by car to Suria KLCC, the nearest shopping center. Furthermore, it surprisingly has a nursery in it, which will be good for parents who will need babysitters while they are at work.

Restaurants and shopping malls are easily reachable despite being located in a more quiet part of KLCC. However, looking for a government school in KLCC would be difficult as most of the schools are international schools. You will be looking at around 20 minutes or more to reach the nearest government school. International schools located nearby are Fairview International School and Sayfol International School. There are also colleges and universities around the area such as The University of Kuala Lumpur and The University of Nottingham Malaysia Campus.

How to value your property?

Estate agents will value your property for free in order to get the opportunity to market your property. Make sure your property is looking its best before valuation to get the highest possible price estimate. Be aware that some agents may give you a high valuation in the hope that you will market the property through them, but overpricing may result in lack of interest from prospective buyers. Other agents may give you a low valuation so they can sell the property quickly. By talking to a few agents you should get a fair idea of what your property is worth.

You may also want to view a few similar properties in your area in order to get an idea of how much your property should sell for.
Determine your asking price

The asking price will normally be the highest price you expect someone to pay for your property. The asking price is usually negotiable and sellers will normally settle for an amount below the asking price, unless there is a lot of interest in their property in which case they may sell for the asking price or even above the asking price. Broadly speaking, if you wish to sell within a few months, you should set your asking price around 5% higher than the price you would accept. Most buyers will want to knock down your price to feel they are getting a good deal, but if you go over 5% they may be put off by the high asking price. Your asking price will depend on your circumstances – a seller hoping for a quick sale will set their asking price at a lower level than a seller with greater holding power. You may also decide to revise your asking price after viewings have started – if the property is not generating any interest it may be best to lower the asking price, as a property which has been on the market for a long time becomes even less desirable to buyers who start wondering why no-one has bought the property for so long.

For the House -Wallpaper or Paint?

For the office or workplace, there are various factors that led to a good working environment. One of them is the interior. For this purpose, there are the options of paint, and wallpaper for each office owners to choose from.

Paint
Traditional, classic, and economical, paint is the most common choice for almost everyone, when it comes to giving their office a new wash. Nowadays, paints for interior come in different forms and variety-satin gloss, matte, pearl-glo, you name it. Colors ranged from the common pastel hues and whites, to shocking tones of lime green or orange; even gold.Paint is one of the easiest to apply and the most cost effective to apply. For a small office, it will take less than a day to have the paintjob completed. For dramatic effects, stencil, sponging or foiling are the common techniques used. A painted surface is durable and is easy to clean.

Wallpaper
In the past, wallpapers are avoided due to the fact that they peel easily and are costly. Now, wallpapers come in a wide range of materials – vinyl, fabric, grass cloth, foil, as well as different types of paper. Unlike paints, which only come in one single hue, a piece of wallpaper has a design mural of different colors; which might help for a designer-type interior.Wallpaper is not as easy to clean, or easy to apply as paint. Some might also be difficult to remove for some. However, for Feng Shui, wallpapers are actually a great help. A wallpaper with glitters can help lit up a hallway that lacked natural lighting; a wallpaper with the cityscape photo of a wide horizon can help create the illusion of a wide window-making the office room look wider, while giving it a positive look; one can even use wallpaper with their elements of fortune to help them in their work and luck as well. While paint can help make an empty space look larger, wallpaper can totally change a room’s overview.

When to use which?
That will depend largely on each person’s preference and the purpose. A combination of wallpaper and paint can bring out the best effects of an interior as well, so there is no limit as to when and which one, as long as it suits your own choice. For the common area of the office, a paintjob in neutral colors will be preferable, for long-lasting and being easy to clean. For personal offices (e.g. the manager’s own office), wallpapers can be used, especially if the person wants to improve his workplace feng shui.

Kuala Lumpur Property - Top Tips, Here are nine insider tips for figuring out the Kuala Lumpur property industry

All of Kuala Lumpur’s high rise condo blocks are equipped with a water storage tank at the very top of the building. When buying into a condo it is wise to avoid choosing units adjoining the intermediate pump room as you can expect some noise when the pump is running.

If a condo unit shares a wall with the lift core, noise and vibration as the result of the movement of the lift cars can be transmitted to the condo unit. This part of the building therefore, should also be avoided if possible.

High-end condominium units in Kuala Lumpur generally come with a minimum of two car park spaces. Always ask for the car park layout to ensure that you like the car parks location as much as you like its corresponding unit.

Prospective buyers should seek to establish whether the unit they are seeking to buy into is on land designated as residential or commercial. If the land status is commercial, one can expect that the quit rent, assessment and the utilities bills will be charged at commercial rate which is higher than the rate for residential status.

Property purchases cannot be sold for the first three years starting from the acquisition date.

Foreigners are allowed to seek finance from domestic sources once the property is approved for purchase.

Kuala Lumpur City Centre (KLCC), Ampang, Bangsar, Brickfields, and Mont Kiara are all expat areas which have good appreciation and demand.

When international brand hotels hit a location en masse, it is normally safe to conclude that demand for property in the area subject to their attentions will spiral upwards. The Accor Group will open four new hotels in Malaysia during 2008, its regional vice president Gerrard Guillouet has said.

Buyers can expect one of two categories of titles: Freehold, which gives the owner perpetual ownership, and leasehold, which allows the owner to stay in possession only for a specified period. When the specified period ends, ownership reverts back to the authority which issued the title
